We will:

  • Attract 80 new retailers in phase 1, and up to 50 more in phase 2
  • Bring brands currently only found in places such as Bicester Village, Cheshire Oaks and Birmingham
  • Give Midlands’ shoppers more choice and attract around 3.5 million visitors a year

The area will benefit from major regeneration. The scheme will:

  • Create over 1,200 local jobs
  • Attract private sector investment and be a catalyst for economic regeneration and tourism
  • Create a new, complementary tourist destination, putting Cannock firmly on the visitor map
  • Lead to improvements to Cannock railway station and local roads
  • Enhance Mill Green’s adjoining nature reserve

The following are conclusions drawn from a detailed report prepared by Regeneris Consulting on the socio-economic impacts of the development.

The development will:

  • Create the equivalent of over 1,200 new full time jobs, representing a 4% increase in current employment levels in Cannock Chase district. Well over half of these jobs are likely to be filled by local people.
  • Create around 700 jobs in construction, which is a significant sector in the local area.
  • Create opportunity for training and skills development, with support being made available for the development of a retail academy in Cannock, working with South Staffordshire College to maximise access to the job opportunities that will arise as a result of the development.


  • The retail activity and associated visitor spend (eg in food and drink) would support around £34m in annual Gross Value Added (GVA) and circa £17m of annual employment income for the economy.
  • The substantial number of new retail jobs created would contribute significantly to the diversification of the district’s economy and reduce the number of people commuting out of the area.
  • It is estimated that there could be at least £3.4m of annual extra tourism day trip spend that could be spent in the wider district, and the employment associated with this spend would give rise to an additional 60 jobs.
